The Property Transfer Tax, in case of being a second-hand home. It is a tax that depends on each autonomous community. In the Valencian community it is 10% (as of today)
In relation to the costs of buying and selling a new buildings, the buyer must pay VAT, with a tax rate of 10% on the sale value of the house. If it is a social housing (VPO) it would be 4%. A second tax must be added to the VAT: that of Documented Legal Acts (IAJD). This tax is between 0.5% and 2%, it is still paid by the buyer and depends on each autonomous community.
Expenses derived from the mortgage loan, such as the bank opening commission (can be negotiated with the bank). These expenses, after the last modification of the Law, are assumed by the financial entity.
The appraisal of the house (sometimes the bank is also in charge): It ranges from 300 to 500 euros. Typically, entities are lending an amount equal to 60% of the purchase price or appraised value.
Notary fees: They are set by RD (specifically, they are regulated in RD 146/1989). To know the cost of the notary when buying a home, you have to consider the value of the property and the maximum legal discounts that each notary could make. For example, for a € 100,000 property, the cost will be € 600.
Expenses of writing in the Property Registry: It also has a regulated cost, and ranges from 400 to 650 euros approximately.
